Galantic & Co Ltd · New builds
New builds from the ground up
New homes, annexes and garden buildings, built by one team from the foundations to the final finish.
New builds
One team, start to finish.
A new build brings every part of construction together: groundworks and drainage, the structure, the roof, services and every finish inside. The quality of the result depends on how well those stages connect.
Galantic & Co Ltd carries a new build through as one project, working from your approved drawings and coordinating the trades so the building comes together properly.

Good to know
Things to know before you start
General guidance for homes in England. Rules change and every property is different, so check your own position with your council or adviser.
Planning permission
A new home always needs planning permission. Annexes and outbuildings may be allowed under permitted development in some cases, depending on their size and use.
Building regulations
New buildings must meet building regulations for structure, fire, energy, ventilation, drainage and access, and are inspected by building control.
Community Infrastructure Levy
New homes in London can be liable for the Community Infrastructure Levy. Some exemptions, such as self-build relief, must be claimed before work starts.
Warranties and services
Mortgage lenders often expect a structural warranty on a new home, and connections for water, drainage and electricity can take time to arrange. Both are worth starting early.
Questions
Frequently asked
Do you build from my architect's drawings?
Yes. Send your approved drawings with your enquiry and we will talk through the build.
Do I need planning permission for a garden annexe?
It depends on the size, position and how it will be used. Somewhere to sleep or live independently usually needs planning permission. Your council can confirm the position.
How much does a new build cost?
It depends on the size, the specification and the site. After reviewing your drawings and the site, we give you a written outline of the work and costs.
Can you demolish an existing building first?
Tell us about the site and what is there now, and we will talk through the demolition and the new build together.
