Groundworks & basements
Foundations, drainage, excavation and below-ground work, done properly because everything above depends on it.
Groundworks & basements
Everything above depends on it.
Groundwork is the least visible part of a building project and one of the most important. Foundations, drainage and below-ground walls have to suit the soil, the neighbouring buildings and the structure that will sit on top.
We carry out groundworks as part of our extensions and new builds, and as stand-alone projects.

Good to know
Things to know before you start
General guidance for homes in England. Rules change and every property is different, so check your own position with your council or adviser.
Ground conditions
Clay soils, tree roots and existing drains all affect foundation design. A structural engineer specifies what is needed and building control inspects it.
Party walls
Excavating close to a neighbour's foundations can require party wall notices under the Party Wall etc. Act 1996.
Public sewers
Building over or near a public sewer usually needs the water company's agreement.
Basements
Many London boroughs have specific planning policies for basements. Waterproofing below ground is a specialist design job and should be specified before work starts.
Questions
Frequently asked
Do you do groundworks on their own?
Yes. We carry out groundworks as part of our own builds and as separate projects.
Can you build a basement under my house?
Basement projects depend heavily on the property, the ground and the council's planning policy. Tell us about the property and we will talk through the next step.
Who designs the foundations?
A structural engineer specifies the foundations, and building control inspects them before they are covered.
What does groundwork cost?
It depends on the ground, access and what has to be built. We give you a written outline and costs after a site visit.
